Recovering Your Security Deposit
A security deposit is an amount of money that most landlords include as a requirement in a rental agreement, in order to move into a rental property. Typically a security deposit is the same as a month’s rent. It is held in a separate account in order to cover any damages caused by the tenant during their occupancy. Normal wear and tear is not eligible for coverage by the security deposit. In the state of California, a landlord has to return the security deposit to their vacating tenant within 21 days, or send or give the tenant a letter explaining why they are withholding some or all of the deposit to cover damage to the property.

If this does not succeed in extracting the owed money, you are entitled to go to small claims court to legally recover your security deposit.
